GENERAL INQUIRIES
In general the heat is turned on in October and shut off in May. It will vary based on weather and the property.
Applications can be submitted via our website: www.inhproperties.com. Go to the property and register within rent caf and you can choose the unit you want held, complete the application. There is a $45 application fee per adult. Upon approval the $500 deposit for the unit is taken out of the account you used to pay the application fee. (NO APP FEE FOR SECT 8 PROPERTIES).
INH Properties will prepare and distribute Certificates of Rent Paid (CRPs) in compliance with applicable federal requirements and within all required timelines. CRPs may be distributed in person if a current resident or they may be mailed out if a past resident. If needing a duplicate copy of a CRP is required, an administrative fee of $20 per copy will be required.
Your security deposit will be mailed to the forwarding address provided on your move-out form within 21 days after management has received your unit keys.
No, the roommate must apply for residency and be approved by management prior to taking residence at the property.
This can vary by property however a majority of our properties include heat, water, refuse and sewer. The utilities included by property can be obtained via the INH website.

If the application is complete, our normal turn-around time is 2 business days. You will be notified if approved or declined.
LEASE
Your lease will become a month-to-month lease automatically. You will however, still be required to provide a proper 60 day notice in most cases. Please see your lease for specific details.
A majority of our properties will consider a six, nine or twelve month lease (shorter-leases may require additional monthly rent).
The lease dictates under what terms you may be released from your lease, but in general, you must complete your lease in its entirety or you will be subject to additional charges.
MAINTENANCE
If it is a non-emergency, please contact your on-site manager in regard to any maintenance concerns. If it is an emergency, and your on-site manager is not available, contact the INH corporate office.
Emergencies are defined as:
- Water/Flood
- No Heat
- Fire
- Safety Risks
PET
Outside of Service/Companion animals, some of our properties do allow pets; however, it is very property specific. For more information as to which properties allow pets; please contact our leasing office at 320-258-6000. Residents may not keep animals or pets of any kind in the Apartment without the written consent of Management and Pet Policy signed.
RENTAL PAYMENTS
No, we will not waive your late fee. Rent is due on the 1st. 4% late fee after the 5th; Additional 4% Collection fee after the 10th.
On average it takes up to 10 days for our accounting team to process your check. However, it could process on the same day received.
